Why is Design & Build faster than traditional procurement?
Under Design & Build, long-lead procurement, MEP coordination, and factory joinery fabrication start while authority permits are still in progress. In the traditional method, you must wait months for full design completion, followed by months of contractor bidding, before any site work can begin.
How do you guarantee a fixed price without variation orders?
Because our own architects and estimators design the project with full knowledge of site conditions and in-house factory manufacturing costs, we eliminate the specification gaps that traditional contractors exploit to file variation claims. The approved contract price is the final price.
What happens during the snagging and handover phase?
Our internal QA/QC team performs a comprehensive pre-snagging inspection two weeks before project completion, rectifying all minor issues. When you perform the final walk-through, the space is immaculate. We provide complete As-Built sets, authority certifications, and a 12-month maintenance warranty.
